Although professional staging is a relatively new industry, people have been "fixing up" their homes to sell for decades. These days due to HGTV home buyers have an "expectation" and are willing to pay quite a bit more for a home that is "model home" looking.
If you could get 10% more on the sale of your home, how much would that be?
HSR Certified Stagers average 10% more for their clients!
What is professional staging?
Home Staging is the preparation of a home to sell by a professional who specializes in this form of design and has been certified and trained on the art of home staging. Many definitions you have seen no doubt stop after the word “sell” and that is part of the big misconception and devaluation of home staging. A professional home stager has the resources and can objectively view the home as a product and highlight its assets while downplaying its flaws. The home seller cannot view their home objectively, and many successful Realtors do not have the time or trade resources to properly stage a home.
How much does it cost?
For as little as a few hundred dollars you can have a detailed list of what you can do to maximize the value of your home!
The housing market is good, so why do I need to stage?
Even if your house sells quickly in a good market, it doesn’t mean it sold for the amount it would have sold for had it been professionally staged. Remember, HSR Certified professionally staged homes sell on a conservative average for10%+ more in a good market (see the Latest Home Staging Statistics).
Why can't I just stage my own home?
We all have an emotional connection to our home, which often prevents us from being able to look at it objectively. Many buyers are looking for perfection, and most (90%) will not have the vision to see the possibilities if we haven't already shown them how great your home can be! Annoyances that we have overlooked for years could jump out (and deter) a prospective buyer, when truthfully we don't even notice them anymore. In addition, buyers often over-estimate the cost of minor repairs, which means they will start subtracting value when considering an offer. A Certified Home Staging professional has been trained to see your home as a valuable asset, which allows us to objectively assess what needs to be done to showcase your home in the best way possible. We know the industry, we study the trends, we know what works!
Can't home buyers use their imagination and look past my decor or empty rooms?
Truthfully, most buyers cannot imagine what a home can be! Rooms that have not been staged can be very distracting (perhaps something in the room grabs all of the attention and the room itself gets none...) - that fact alone can prevent a buyer from being able to envision their family in that home!
This is also why having a VACANT home professionally staged is so important. Buyers cannot visualize size, scale, or even the purpose for some rooms, so furniture helps to give them a frame of reference.
